Appraisals Wrecking Havoc…

Since the first of the year (2011)appraisals may have wreck havoc on some of the real estate sales nationwide.  Prior to this year, many of the appraisers used to be able to use 3 home sales within the last 90 days to compare the property. Now it seems many of the lenders/underwriters can and potentially ask for more! Sometimes that can be really hard to come up with more than 3 homes that are similar. You don’t want to use short sales or foreclosures if at all possible. One of the best thing to do as a seller – prior to putting your home on the market, sit with a real estate agent and really go over the comparable sales in the area!  Look at “all” the details.  How does your home compare? Kitchen & baths updated? What kind of updates are on similar properties?  Today it’s so important to really scrutinize all the details. It’s better to take the time upfront to make sure your home stands out compared to the others!  You’ll have to impress the buyers and the appraiser. I interviewed a local appraiser this past late summer discussing the market conditions for appraisers here in Kansas City, he thought that our market had stabilize compared to other cities & had more sales.  It was getting easier to have properties to use as comparables. But keep in mind – that you need to really do your homework upfront!  Be realistic & price yourself accordingly! Today there is no room for overpricing! Getting your home for sale in Johnson County sold doesn’t have to be a daunting situation!
